Building Permit

Building permits protect the interests and safety of individuals and the community.

The Building Department will assist you with the requirements to obtain a Building Permit and we encourage you to call and make an appointment to discuss your project so that there are no delays in processing and issuing a building permit.

The Building Department will review your project and property and provide a list of required forms, documents and approvals specific to your application. Keep in mind once an application is submitted, further documentation or submissions may be required if identified through the plans review process.

A building permit cannot be issued if the proposed structure is not in conformance with the Ontario Building Code or any other applicable law or regulation.

No person shall construct or demolish a building or structure without first obtaining a permit from the Township and there may be fines associated with building without a permit.

Once a building permit has been issued, it shall be displayed in a prominent and visible location at all times during construction.

  • Any new structure exceeding 15 metres square (161 ft2
  • Any addition to a structure regardless of the size of the addition
  • Foundation repairs (including damp proofing)
  • Interior alterations for commercial buildings
  • Interior renovations for residential buildings if a bedroom is added, a bathroom is added, or an apartment is created
  • Installing a woodstove or fireplace
  • Structural changes including enlarging the width of existing window or door openings
  • A change of use increasing the hazard
  • Decks that are greater than 600 mm (24") from finished grade
  • Replacement decks
  • New porches, porch roofs or enclosing an existing porch
  • New plumbing or changes to existing drains and venting
  • Temporary tents larger than 60 metres square (646 square feet)
  • Roof Mounted Photovoltaic projects
  • Any load bearing slab for a house will require an engineered slab design
  • Any garage or accessory structure greater than 55m² will require an engineered slab design
  • Connecting a building to the Municipal Sanitary Sewer

 If in doubt, please contact the Building Department so we can assist you

  • Accessory buildings and structures up to one (1) storey maximum, with a total floor area of 15 square meters (161 ft²) or less. Zoning requirements and any other applicable law must be followed. Please contact the Building Department for information regarding setbacks specific to your property
  • Fences do not require a permit however they must comply with the Fence By-law, for more information please see our fence brochure
  • Replacement of plumbing fixtures (toilet, sink, bathtub, shower) in their original locations
  • Decks less than 24" from finished grade and NOT attached to a building.  Decks are still required to conform to zoning requirements.  Please contact the Building Department, so we can assist you
  • Replacement of windows or doors provided the width of the rough opening does not change
  • Replacement of roofing material (steel, shingles, etc.) provided there is no change to the existing roof structure or assembly

Building permit fees are calculated by the Building Department based on the estimated construction value. Once the Building Department has received a completed application the plans will be reviewed and a fee will be calculated.
